General description
The farm focuses on large-scale crop production and broiler chicken fattening. The farm is located in the middle of the village of Villars-le-Comte (Vaud) and is situated in a lowland area according to the agricultural production cadastre.
The farm is located in zone C1-4, according to the agricultural climate suitability map. The soils are silty-sandy, fairly deep and provide moderate drainage.
Located on the western slope of La Broye vaudoise at an altitude of 770 meters, the plots are grouped around the center of the village within a radius of less than 2 kilometers (see map).
Surfaces:
The estate comprises 27.06 hectares of agricultural land.
Of these 27.06 hectares, 4.06 hectares are not arable and are subject to the following slopes:
The privately owned meadows (plots nos. 37- 404 - 98 - 103 - 104 - 105 - 106)
These plots are accessible by road and by concrete paths within a radius of less than 1 km from the farm buildings.
They are located to the north and south of the village, with different surface areas and slopes.
They have been developed, maintained, and enhanced with appropriate crop rotation plans.
The forests
The forest area is divided into several small plots. It consists mainly of deciduous and spruce woodland.

1. Rue du Borgeaud 4 - no 26 ECA - peasant house
A. Housing
Outdated 5.5-room apartment on two levels (ground floor: kitchen and two rooms, first floor: bathroom, three rooms and a storage room)
B. Rural
A disused traditional rural cattle barn with two stables on either side of a central hayloft, topped by a hayloft with a barn bridge. Today these structures serve as a storage area and shed.
The hayloft, equipped with a pivoting grapple, serves as a storage area for fodder intended for sale. The building is extended by an annex on its northeast side. This houses a shed, storage areas, and a workshop topped by two bedrooms.
A 50 m² manure pit, with drainage directed into a small pit, is present. A 40 m³ liquid manure pit is located on the southeast side of the building.
2. Poultry Hall - no. 123 ECA
This building was built in 1990 as a fattening hall for turkeys, to which a winter garden was added in 1998. It was adapted in 2007 for keeping chickens and can accommodate 6200 birds in an area of 410 m2.
This construction is complemented by two wash water pits (10m3 for the main part and 3m3 for the winter garden) as well as two feed silos, one original and the other added in 2007.
The building (timber structure on a concrete base clad with insulating wood panels on the facades and covered with insulation and corrugated sheets) is largely original, while the installations date from 2007.
The fattening area is preceded by a sanitary airlock in the technical room. The gas heating system with radiant heaters dates from 2010.
