Village Center Zone
According to RCU:
This area is reserved for housing, commerce, crafts and agricultural activities.
Commercial, craft or agricultural activities must not cause excessive nuisance.
Gross land use index: (IBUS)
The maximum gross land use index is set at 1.3.
It is set at a maximum of 1.5 in the event of construction of at least 2/3 of the parking spaces underground.
Land Use Index (LUI)
The maximum land use index is set at 0.50.
Construction limit at the road axis
In the absence of a building boundary plan, the Roads Act (art. 118) applies.
Order of constructions
Non-contiguous order is mandatory.
Distance to boundary and total height
The distance to the boundary of a property is at least equal to half of the total height of the building, but at least 4.00 meters. The total height of new buildings is set at a maximum of 11.50 meters.
Degree of sensitivity to noise
This area is assigned sensitivity level II within the meaning of the Federal Ordinance on Noise Protection (OPB).
