Situation
The Prairie 1 urban space is located in a newly developed area at the heart of this SEED-certified eco-neighborhood, characterized by a large planted open space. The landscaping is organized around a cultivated north-south axis that connects the wooded hillside to the banks of the Gérine River. This cultivated axis is structured around a network of gentle circulation with permeable soil, vegetable gardens planted with isolated landmark trees and fruit trees of old varieties, and a large area of flower meadow.
To the north and west, Prairie 1 is built in relation to a more urban environment: the former paper mill square. The development offers a network of friendly, shaded squares that are in continuity with the ground-floor activities of the buildings.
At the heart of the block, Prairie 1 offers two large, open, communal spaces connected to the common room and the buildings' future activities. Along the edge, a generous planted fringe maintains the privacy of the ground floors by creating a green filter and enhancing the interior circulation.
Marly is a welcoming, active, and diverse town, both economically and socially. It's a bit like a town in the countryside, offering a wide range of leisure, sports, and relaxation opportunities in the great outdoors.
This new SEED-certified eco-friendly neighborhood, spread over more than 13 hectares, welcomed 800 residents in its first phase and will provide long-term housing for around 2,500 people, as well as jobs, businesses and various activities.
The Ancienne Papeterie project, the first SEED-certified eco-district in the canton of Fribourg, brings a new way of life to Marly. Centered around three main addresses—Place de l'Ancienne Papeterie, Place des Moulins, and Place de la Gérine—it brings together homes, services, shops, and a regional swimming pool. Good living is central to the development of this certified district.
The site is divided into two distinct parts. On one side, there is the Marly Innovation Center technology park, which today accommodates nearly 700 employees and 170 companies, and on the other side, there is the Ancienne Papeterie eco-district, which initially consists of 360 housing units, divided into four distinct districts (Plugin 1 - shopping center and rental housing, Les Moulins - 7 rental buildings, Les Berges - 3 PPE buildings, and Plugin 4 - ground-floor activities, duplexes and simplexes for sale, offices and rental housing, as well as exclusive apartments - floors 11 to 14 of the Tower).
This beautiful, rapidly expanding neighborhood benefits from a TPF bus line connecting Fribourg train station to the eco-district with a 15-minute service, a regional swimming pool, a nursery, and a community center with a social concierge service.
